Financing strategies for complex property projects

In recent years, the financial markets have made it increasingly difficult for companies to raise sufficient capital for development and existing portfolios. In this challenging financial market environment, structured finance is a key driver of business success.

Among other things, this specialist seminar equips executives with the tools to tailor financing structures specifically to portfolios or individual properties and to optimise overall leverage.
Rather than purely theoretical concepts, the focus is on direct applicability: you will learn how to structure cash flows, manage tranche interdependencies and build a robust system of financial metrics. The ongoing case study “CANDIS-Quartier Regensburg” serves as a common thread, allowing the theory to be directly applied to a real-life large-scale project. Seminar Structure

Transaction roadmap: from concept to successful closing

The programme is structured in modules and takes you through the entire lifecycle of a structured finance transaction over two days, across five modules. To encourage professional exchange and knowledge transfer, there are opportunities for targeted networking in a relaxed atmosphere during the breaks and following each module.

The process begins with market analysis and strategy, where you identify value creation potential and select the appropriate capital market options at the asset or corporate level. In the ‘Instruments’ section, you will deepen your understanding of capital structure and, in a practical exercise, develop the key terms (‘Heads of Terms’) for intercreditor agreements.

The subsequent modelling and management focus on technical implementation: here, you will develop a dashboard for financial parameters and calculate specific cash flow waterfalls for various development and construction phases. The operational core is transaction execution. Here, you will simulate the five-phase transaction process – from the initial financial analysis through market sounding and negotiation to a legally compliant closing. At the end of the seminar, you will work in small groups to create a specific process model for the CANDIS Quarter, ensuring the direct transfer of what you have learnt into your day-to-day work. Each day of the seminar concludes with a dedicated Q&A session, providing an opportunity to explore individual questions in greater depth and to reflect together on the day’s content.
